Short answer: A lakefront house gives you privacy, land and your own dock, but at a much higher price and with all the upkeep. A waterfront condo gives you lake access, shared amenities and often moorage for far less money, with maintenance handled by the strata. If you want lake living without the work, or you're away part of the year, a condo usually makes more sense.
Price
Lakefront houses on Okanagan Lake are among the most expensive homes in the Okanagan. A waterfront condo in the same area can cost a fraction of that while still putting you steps from the water.
Upkeep and time
With a lakefront house, you handle the yard, snow, dock, shoreline, pool and every exterior repair yourself. In a well-run strata, those jobs are covered by your monthly fee and done by professionals. That's why so many downsizers and part-time residents choose condos.
Amenities
Many waterfront complexes offer a beach, a pool, a hot tub, landscaped grounds and a marina. At The Strand Lakeside, for example, owners share a private beach, a seasonal heated pool, a year-round hot tub and a 51-vessel marina. See what Strand strata fees include.
Privacy and control
A house wins here. You set your own rules, renovate freely and have outdoor space to yourself. In a condo you share walls and amenities, and you follow bylaws on pets, rentals and renovations.
Moorage
Lakefront homeowners may build or use a private dock, subject to provincial approvals. In a condo, moorage depends on the complex. Some include slips, some rent them, and many have none. See boat slip and moorage options on Okanagan Lake.
Which should you choose?
- Choose a condo if you want low maintenance, travel often, want amenities or are downsizing.
- Choose a house if you want land, full privacy, room for big toys and complete control.
Frequently asked questions
Is a waterfront condo cheaper than a lakefront house in the Okanagan?
Generally yes, by a wide margin. A waterfront condo can give you beach and lake access for a fraction of the price of a detached lakefront home.
Do waterfront condos have strata fees?
Yes. Monthly strata fees cover shared costs such as maintenance, insurance, amenities and reserves. At some complexes they also cover gas, water and garbage.
Can I have a boat if I live in a condo?
Often, yes. Some complexes have private marinas with slips for owners, and public launches such as Paddlewheel Park in Vernon are available too.
