Short answer: At The Strand Lakeside Resort, monthly strata fees for the homes on the market in mid-September 2026 ran from about $440 to $922 a month, depending on the size of the home. That fee covers much more than a typical condo's. Natural gas, water, sewer, garbage, landscaping, snow removal and the upkeep of the pool, hot tub and beach are all bundled in. Most owners only pay separately for hydro, cable and internet.
The strata fees are one of the first things buyers ask me about at The Strand, and at first glance they can look high. Once you see what's included, most people find the numbers make a lot more sense. Here's how it works.
How strata fees are calculated at The Strand
The Strand is strata corporation KAS3310, and it's professionally managed by Accent Property Management. As in most BC stratas, your monthly fee is based mainly on your home's unit entitlement. That's your home's share of the common property, and it's tied to square footage and layout.
In practical terms, bigger homes pay more, and two homes with the same floor plan should pay about the same.
2026 strata fee ranges by home type
These ranges come from the homes that were actively listed for sale at The Strand in mid-September 2026:

Fees within each tier vary a little with size, layout and where the home sits in the complex. A few of the larger corner homes that weren't for sale at the time pay more than the top of this range because of their bigger footprint.
Always confirm the current fee for the specific home you're looking at. Strata budgets are set every year at the AGM.
What's included in your strata fee
Here's what the monthly fee at The Strand typically covers:
- Natural gas for your fireplace and barbecue
- Heating and cooling infrastructure
- Water and sewer
- Garbage and recycling
- Landscaping and grounds care (a landscaping crew is on site weekly through the summer)
- Snow removal throughout the property
- Building maintenance and exterior upkeep
- Operating costs for the private beach, the seasonal heated pool and the year-round hot tub
- The heated, secure underground parkade and secure building entry
- An on-site caretaker and professional property management
- Contributions to the strata's contingency reserve fund
What you'll still pay on your own
Outside the strata fee, most owners are only paying for:
- Hydro (electricity) for their own home
- Cable and internet
- Home contents and liability insurance (the strata insures the building itself)
- Property taxes
That's a short list. In a detached house on Okanagan Lake you'd also be paying for gas, water, sewer, garbage, yard care, snow clearing, pool maintenance and all the exterior repairs yourself. That's why the fee at The Strand is best compared with the total cost of running a waterfront home, not with another condo's fee.
Are Strand strata fees a good deal?
It depends on how you plan to live here. For most Strand owners, the fee is paying for a lock-and-leave, resort-style lifestyle. There's no mowing or shovelling, you don't need a pool company, and you don't have to find a contractor when a railing needs repair. You can head to Arizona for February or up to SilverStar for a ski weekend and know the property is looked after.
The complex is known locally for being very well run and immaculately maintained. That matters when you're buying, because a well-run strata protects your investment over the long term.
What to check before you buy
Before any offer on a Strand condo, I go through these with my buyers:
- The current year's operating budget. It shows exactly what the fee pays for.
- The contingency reserve fund balance and the most recent depreciation report
- The last two years of AGM and council minutes. Look for upcoming projects or special levies.
- The Form B Information Certificate for the specific home, which confirms the fee and any money owing
- The bylaws, especially on pets, rentals, renovations and the marina

Frequently asked questions
Does the strata fee at The Strand include a boat slip?
No. Marina slips are held separately from the homes, and some homes come with one. Slips can be bought, sold or rented, but only between Strand owners. See my post on how boat slips work at The Strand.
Are cable and internet included?
Plan on paying for your own hydro, cable and internet. Confirm what's included in the current year's budget before you buy.
Do strata fees go up?
They're reviewed every year when owners approve the budget at the AGM. Reading the recent minutes and the depreciation report is the best way to see what's coming.
