Short answer: The Strand Lakeside Resort generally allows one dog or one cat per home, with dogs limited to 10 kg. Parking is in a heated, secure underground parkade, and storage lockers, paddleboard racks and marina moorage are handled through strata council. You can renovate, but plans have to be approved by strata council first, and that can take up to four weeks.
The pool and the beach get most of the attention, but day-to-day questions like these often decide whether a building suits you. Here are answers to the ones I hear most from buyers and new owners at The Strand.
Is The Strand pet-friendly?
Yes, with limits. The pet bylaw as it's usually reported in Strand listings allows:
- One dog or one cat per strata lot
- Dogs up to 10 kg (about 22 lbs)
That suits smaller dogs and cats, but it rules out a Lab or a Golden. If you have a pet, read the current KAS3310 bylaws before you write an offer. Bylaws can change at an AGM, and rules about leashes, common areas and the beach matter day to day.
For dog owners, Okanagan Landing is a great area. There are lakeside walks nearby, and trails and off-leash options are a short drive away.
Parking and building access
- Heated underground parking. It's a big plus in winter: no scraping windshields, and groceries go straight from your car to the elevator.
- Secure building entry uses a phone-based entry system. New owners add their phone numbers through the strata's Entrapass form so they and their guests can be buzzed in at the main entrances.
- Fobs are requested through the strata's fob request form.
- No RV parking on site, so plan to store an RV or trailer elsewhere.
Always confirm how many parking stalls come with a particular home. It's one of the details I check for buyers.
Storage, paddleboards and toys
Lakeside living comes with gear. Here's where it goes:
- Storage lockers. Requests go through the strata's storage request form.
- Paddleboard racks. New racks on the shore beside the marina entrance are assigned by lottery, one slot per strata lot, with a waitlist. Boards must be registered and display a strata sticker, and only the strata-supplied lock may be used. A user fee of about $50 a year was proposed for the 2026 AGM, so check whether it was approved. Rack permission stays with the owner and doesn't transfer to a buyer.

Can I renovate my Strand condo?
Yes. Many owners have updated flooring, kitchens and bathrooms. The strata has a clear process to protect the building and your neighbours:
- Read the renovation bylaws, including the rules on noisy work hours and the approved flooring and underlay types. Sound transfer matters in a concrete building.
- Submit your plans to Accent Property Management with pre-renovation photos, the Assumption of Liability Agreement and, for flooring, the Application for Flooring Alteration.
- Wait for council approval. Your request goes on the next council meeting agenda. Allow up to four weeks.
- Before work starts: give property management your contractor's WCB clearance letter and liability insurance ($2 million coverage is recommended), send in any City of Vernon building, electrical or plumbing permits, and book the elevator through the on-site caretaker so protective pads can be installed.
- During and after: no propping doors open, no construction waste in the building's bins, respect quiet hours, and leave patios clear of tools and debris when you're done.
Buyer tip: If you're buying with plans to renovate, factor the approval time into your moving timeline. Ask whether past renovations in the home you're looking at were approved.
Moving in: the new-owner checklist
The strata makes getting settled simple. New owners should:
- Read the KAS3310 strata bylaws
- Complete the pre-authorised debit (PAD) form so strata fees are paid automatically
- Complete the Owner Contact Form so you receive minutes, notices and AGM packages
- Complete the Entrapass form for building entry
- If you've bought a slip, PWC port or lift, submit your vessel information and insurance

A community, not just a building
The Strand has a strong volunteer culture. Owners serve on strata council, help with twice-yearly beach clean-ups, pitch in on gardening, and help balance hot tub chemicals when the maintenance staff are off. For several years, can and bottle recycling proceeds went toward a new playground at Okanagan Landing Elementary. It's a friendly place to get to know your neighbours.
