Short answer: The Strand Lakeside Resort at 7343 Okanagan Landing Road has about 105 homes in four main types: one-bedroom condos of roughly 530 to 580 sq. ft., two-bedroom condos from about 940 sq. ft., larger two-bedroom plans over 1,100 to 1,200 sq. ft., and two-storey townhomes and penthouse lofts at the top of the range. Size, view and location in the complex drive both price and strata fees.
I live at The Strand, and the question I hear right after "what are the fees?" is "what kind of unit should I be looking at?" Here's how the home types break down, based on what's been listed and sold here, and what I'd think about for each.
What types of homes are at The Strand?
Most of the complex was built around 2009, and the homes fall into four broad groups:
- One-bedroom condos: about 530 to 580 sq. ft. The entry point to The Strand, popular with part-time owners and anyone who wants the resort lifestyle without a big footprint.
- Two-bedroom, two-bathroom condos: from about 940 sq. ft. The most common choice for couples and snowbirds who want a guest room.
- Larger two-bedroom plans: around 1,100 to 1,200+ sq. ft., some with three bathrooms. These give you room for family visits and a proper home office.
- Two-storey townhomes and penthouse lofts: the largest homes in the complex, with the most space and, in many cases, the best views.
Layouts vary within each group. Corner homes are usually bigger and brighter, and a few larger corner homes pay more in strata fees because of their size.
What do the different unit types sell for?
In my September 2026 market update, active listings ranged from about $395,000 for one-bedroom homes to $670,000 for top-tier layouts. Two recent sales give a good sense of the middle of the market: a two-bedroom, two-bathroom plan closed at around $488,000, and a two-bedroom, three-bathroom home of over 1,200 sq. ft. sold for close to $555,000.

How do strata fees change with the unit type?
Fees are based on each home's unit entitlement, which is tied to size. As a rough guide:
- One-bedroom: about $440 to $490 a month
- Two-bedroom (940+ sq. ft.): around $730 a month
- Townhomes, lofts and the largest corner homes: roughly $780 up to about $1,250 a month

Which unit type is right for you?
Here's how I'd think about it with buyers:
- Weekend and part-time owners: a one-bedroom keeps costs down and is easy to lock and leave.
- Snowbirds and downsizers: a two-bedroom gives you a guest room for family without much extra upkeep.
- Full-time residents and families: a larger two-bedroom, townhome or loft gives you space to actually live here year-round.
- Boaters: look for a home that comes with a slip, or plan to buy or rent one. Slips are held separately from the homes. See how the Strand marina works.
- Investors: every home at The Strand qualifies for short-term rental with a City of Vernon business licence and provincial registration, so think about which layout suits the guests you want: couples, families or longer-stay snowbirds. See renting out a Strand condo.
What else changes from unit to unit?
- View: some homes look straight out at Okanagan Lake, while others face the courtyard and pool. The view is often the biggest price difference between two homes with the same floor plan.
- Floor level: upper floors usually get better views; ground-level homes are handy for pets and quick trips to the pool.
- Slip: a home with a slip can be worth $55,000 to $75,000 or more than the same home without one.
- Updates: some owners have renovated kitchens and bathrooms. Check that any renovation followed the strata's approval process.
What should you check before you buy a specific unit?
- The exact square footage on the strata plan, not just the listing
- The current monthly fee on the Form B Information Certificate
- Whether a slip, storage locker and parking stall are assigned to the home
- Recent AGM minutes and the depreciation report
