Short answer: A Form B Information Certificate is a document from the strata corporation (usually through the property manager) that summarizes the financial and legal status of a specific strata lot and the strata as a whole. It shows the monthly strata fee, any money owing, special levies, the contingency reserve fund balance, bylaw changes and more. Every BC condo buyer should review it before removing subjects.
What a Form B shows
- The current monthly strata fee for that unit
- Any amounts the owner owes the strata
- Approved special levies and who pays them
- Proposed resolutions or special levies coming up at a meeting
- The contingency reserve fund balance
- Bylaw amendments not yet filed at the Land Title Office
- Parking stalls and storage lockers allocated to the unit
- Any lawsuits involving the strata
- Whether a depreciation report exists
- Rental information required by the Strata Property Act
Why it matters
The Form B often reveals things listings don't: a special levy that was just approved, an upcoming vote on a major project, or a legal dispute. It also confirms which parking stall and storage locker actually belong to the unit.
How to get one
The seller or their agent usually orders the Form B from the strata's property manager. As a buyer, make your offer subject to reviewing it, along with the minutes, bylaws, budget, financial statements and depreciation report.
Red flags
- A recently approved special levy, and whether the seller or buyer pays it
- A low contingency reserve fund compared with upcoming work
- Proposed resolutions for major repairs
- Litigation involving the strata
- Parking or storage that doesn't match what the listing says
