Short answer: In this video, I explain how strata fees at The Strand Lakeside Resort really work. Fees are based mainly on unit entitlement and, for homes listed in mid-September 2026, ran from about $440 to $922 a month. They include natural gas, water, sewer, garbage, landscaping, snow removal and the upkeep of the beach, pool and hot tub. Owners pay separately only for hydro, cable and internet. In the next couple of minutes, I'll show you exactly how strata fees at The Strand Lakeside Resort really work, from your own unit entitlement to the private boat slips.

Across the complex, the examples generally fall between about $440 and $922 per month. The fees shown here reflect the currently active homes for sale at The Strand only.

0:46 Here's the quick tier breakdown so you can plan ahead. One-bedroom plans of around 530 to 580 square feet sit near the entry level, at roughly $440 to $490 a month. Traditional two-bedrooms over 940 square feet are about $731. Units 2105 and 1112 are examples. Larger two-storey townhomes and penthouse lofts run roughly $780 to $922, depending on size, layout and position, including proximity to the pool, beach and marina, and of course the waterfront views. These examples feature only the active homes for sale at The Strand as of mid-September 2026. Some larger corner units not currently for sale have even higher strata fees because of their much larger footprint.

1:40 So what are you paying for, and is it a good deal? A lot of the resort lifestyle is bundled in. Your monthly fee includes natural gas for the fireplace and barbecue, heating and cooling infrastructure, water, sewer, trash, recycling, landscaping, snow removal, and direct operating funding for the beachfront, the seasonal heated pool and the year-round hot tub. Outside of the strata fee, you're really only looking at bills for your own hydro, cable and internet.

2:15 Now let's talk about the part that makes The Strand especially interesting for waterfront buyers: the private marina. There are 51 residential moorage slips, and a slip can represent roughly $55,000 to $75,000 or more, with mechanical boat lifts at the higher end.

2:34 If your unit includes a slip, the bylaws give you flexibility. You may be able to sell it separately, or lease it seasonally if you don't own a boat. But there's an important catch: the buyer or seasonal lessee must be another registered owner within the strata corporation. That keeps the marina private, exclusive and tied to the community.

2:57 Buying a unit without moorage doesn't end the conversation. Owners often rent open slips from neighbours, or apply through strata council for seasonal personal watercraft dock allocations. Always confirm the current bylaws, availability, licensing and fees before making assumptions.
