Short answer: Yes, a home inspection is usually worth it for a condo. The strata looks after the building, but you're responsible for what's inside your unit: plumbing fixtures, appliances, electrical, flooring, windows and signs of moisture or leaks. Pair the inspection with a careful review of the strata documents, which cover the building as a whole.
What a condo inspection covers
- Plumbing fixtures, water heater (if in-suite) and visible supply lines
- Electrical panel, outlets and fixtures
- Appliances, including in-suite laundry
- Heating, cooling and ventilation
- Windows and doors from inside the unit
- Signs of moisture, leaks or mould
- Balcony or patio condition, where accessible
What it usually doesn't cover

Choosing an inspector
In BC, home inspectors must be licensed by Consumer Protection BC. Ask about their experience with condos and waterfront buildings, and what's included in the report.
Timing
Make your offer subject to inspection, and book it quickly so you have time to review the report before your subject removal date.
What to do with the results
Minor items are normal. For bigger issues, you can ask the seller to repair them, negotiate the price, or walk away if the subject isn't satisfied.
